Harare Land Developer Accused of Selling Same Stand Twice

 

A Harare-based land developer and his company, Stanax Holdings (Pvt) Ltd, are facing fraud allegations after allegedly selling the same residential stand to two different buyers, leaving the original purchaser counting losses on a property now valued at US$45 000.

Watson Machivenyika Gara, 46, of Mabelreign, who is the director of Stanax Holdings and cited as the second accused in his personal capacity, appeared before the Harare Magistrates’ Court in connection with the matter.

According to court papers, on October 9, 2017, Stanax Holdings, represented by Gara, entered into a sale agreement with Homefill (Pvt) Ltd for Stand Number 4300, Avonlea Extension, Harare. In exchange for the stand, Homefill supplied 1 725 cubic metres of road gravel, valued at approximately US$15 000.

However, four years later, on November 3, 2021, the accused allegedly misrepresented to two prospective buyers, Farai Chindabata and Charleen Muchirahondo, that the same stand was vacant and available for sale.

The pair reportedly paid US$17 000 for the property, unaware that it had already been sold and transferred to Homefill.

The alleged fraud came to light when Homefill discovered new construction taking place on the stand they believed they lawfully owned. After confronting the occupants and verifying the documentation, the company reported the matter to the police on November 28, 2025.

The accused were subsequently arrested.

Prosecutors allege the double sale was deliberate and carried out for financial gain. The complainant is said to have suffered prejudice amounting to US$45 000, based on the current market value of the property.

The matter is before the courts, with investigations continuing.
